Utah County has one of the hottest real estate markets in the Beehive State, and two cities are at the center of its rapid growth. Saratoga Springs and Eagle Mountain, which are both in the Provo-Orem metro area, have single-family and multi-family homes that are flying off the market.
Their proximity to Provo, and to Utah County’s tech boom, has attracted buyers and developers from across the country. The demand for suburban properties near the county’s best employers has increased demand and competition. In 2015, homes in Saratoga Springs spent approx. 53 days on the market; now they spend 30. Homes in Eagle Mountain spent an average of 34 days on the market, but now they spend less than 17.
Buyers are also interested in multi-family homes, which has pushed builders to develop new projects. From 2015 to 2016, more than fifty permit applications have been submitted for new multi-family units in Saratoga Springs.
